Flat roof survey in Upton

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. Common reasons to book are signs of deflection in the roof deck and cracked or split membrane, on single-ply membranes, felt flat roofs and mastic asphalt.

Around a smaller place like Upton, flat roofs normally cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

FAQs for Upton

Is the coastal weather around Upton hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is my home in Upton listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

How do you inspect a flat roof?

Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.

Can you test old roof sheets for asbestos?

We do not test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Tips from our surveys

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Keep outlets clear of leaves and moss
  • Ask whoever fits equipment on the roof to make good the covering
  • Treat rooflights and old sheeting as fragile
  • File the paperwork for the roof and any repairs

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • A promise that the roof will not leak in future
  • Whether old sheeting or boards contain asbestos
  • Structural calculations, which need a structural engineer

Roof types and parts we check

  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours at a typical home, and more on a big or complicated roof. Homes around Upton frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Let us know about parking near the property
  • Unlock side gates and any roof access doors
  • Have any questions written down, so nothing gets missed

Getting a price

Common roof problems in Upton

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

A survey makes sense if you’ve noticed:

  • Blisters and bubbles in the covering
  • Leaks around rooflights
  • Gaps at upstands and abutments
  • Outlets that hold water back

Take a building like Upton Junior School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before you book any roof surveyor

  • What’s outside the scope of the survey
  • Is there a chance to talk the report through?
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top

What to expect from a roof survey

What we look for on each type of roof

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

What a flat roof survey looks like in Upton

Upton lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. With Quex Park about 4.5 miles west, Upton sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

A roof leak in a hotel or guest house around Upton means lost rooms as well as repairs. The streets around a church like Parish Church of St Peter the Apostle are often among the oldest in a place, and if you own one of the older houses nearby, the flat roofs on later extensions tend to wear out long before the main roof.

What a survey costs

Several things affect the price of a survey:

  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
