Roof survey in Old Romney: what you get

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are gutters that overflow in heavy rain and lifted, split or missing lead flashings, on ridges, hips and valleys, lead flashings and chimney stacks.

Somewhere as small as Old Romney, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Roof area
  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium

Every price we give includes VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Old Romney questions

Is the coastal weather around Old Romney hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you cover smaller places like Old Romney?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How long does a roof survey take?

It usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Roofs, chimneys and gutters in Old Romney

Old Romney lies within about 4 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

For an older house near a landmark like Church of St Clement, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Appledore (Kent) station, the gap between tenancies is a good time to have the roof looked at. Take a building like The Marsh Academy: a written record of a large roof helps plan work for the holidays rather than in term time.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Hold on to the report for future surveys
  • Watch for slipped slates after bad weather
  • Find records of any re-roofing or repairs
  • Mention any damp patches as you book

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. Older rural homes like those around Old Romney can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What this survey cannot tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • What’s under the slates, tiles or felt
  • The condition of the rest of the building (that’s a RICS home survey)
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles
  • Natural slate
  • Flat roofs
  • Chimney stacks
  • Lead flashings

What happens if roof problems are left?

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Where a roof is exposed, as many are in small places like Old Romney, driving rain gets into any weakness, and damp in older walls is slow to dry out.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
