Thermal roof surveys in Brookland

Thermal roof survey in Brookland

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. We are frequently asked to look into cold spots on ceilings under the roof and stains that keep coming back, on insulated roof spaces, flat roofs and pitched roof slopes.

Villages like Brookland often stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Clear leaves from outlets and gutters each autumn
  • Clear a path to the loft hatch before we arrive
  • Tell us where and when you’ve seen damp or stains
  • Check from the ground or a window, never by climbing

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

What we look for on each type of roof

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

What a thermal roof survey doesn’t cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • The condition of timbers we cannot see
  • Whether the deck or roof structure is strong enough
  • An energy rating for the building

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.

Common questions in Brookland

Will you come out to Brookland?

Yes, Brookland is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Brookland is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can a thermal survey trace a roof leak?

It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source can’t be confirmed, we’ll say what could help next, like electronic leak detection.

How long is the visit?

It normally takes an hour or two for a house, though large, tall or awkward roofs take more time. The written report follows by email, on the timescale of your package.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Landlords, agents and block managers in Brookland

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run seven days a week, which can make access easier.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Airspace, weather and Brookland roofs

The coast is about 5 miles or less from Brookland. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

Anyone responsible for a site like Brookland Church of England Primary School will know that a view from above covers a wide roof far faster than walking it. For an older house near a landmark like St Augustine's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. You are welcome to ask questions while we are there. In a small place like Brookland, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey
