Your questions about flat roof surveys in Dungeness

Do you cover smaller places like Dungeness?

Yes. Dungeness is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is the coastal weather around Dungeness hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Dungeness is within about 1 mile of the coast.

How many years has my flat roof got left?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

What will the report tell me?

Written findings with photographs, explaining the condition of the flat roof, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Is ponding on a flat roof a problem?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

How long will you be at the property?

It usually takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. The report follows by email.

Flat roof surveys for homes and businesses in Dungeness

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you’ve noticed a sagging deck under the covering and splits and cracks in the covering, a survey will tell you what’s going on, on EPDM rubber, mastic asphalt and upstands and outlets alike.

In a small place like Dungeness, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Why act early in Dungeness

Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. Where a roof is exposed, as many are in small places like Dungeness, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT. Flat roof survey starts from £150, including VAT. We confirm the price for the job before booking.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The condition of the deck or insulation hidden under the covering
  • A fixed date for when the roof will need replacing
  • Structural calculations, which need a structural engineer

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.

What a survey costs

When we price a survey, we consider:

  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • The roof’s overall size
  • Which survey package you book

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

These details help when you contact us:

  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one
  • Dates you are working to, such as exchange

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. The survey usually takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Dungeness, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Leave side gates unlocked
  • Keep pets in another room
  • Move anything stored under the loft hatch

Booking a survey

A quick phone call is usually the easiest start: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Advice

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Have the roof looked at again after a severe storm
  • Keep outlets clear of leaves and moss
  • Ask contractors to protect the roof if they work on it
  • Keep records of when the roof was laid and what work has been done

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Local flat roofs in Dungeness

Dungeness is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Wherever the property is around Dungeness, the approach is the same: a careful look and a clear explanation. For any home in Dungeness, it’s the small, early fault that is cheapest to put right.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
