Chimney survey in Dungeness: what you get
Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey lead flashings, flaunching and shared and party-wall stacks, and the problems we’re asked to look at most are gaps where the stack meets the roof and damp on a chimney breast inside.
In a village or hamlet like Dungeness, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Landlord and commercial surveys in Dungeness
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us.
What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
Roofs, chimneys and gutters in Dungeness
The coast is about 1 mile or less from Dungeness, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Whatever the street in Dungeness, a roof costs least to look after when faults are caught early. Whether the property is in Dungeness itself or nearby, the inspection covers whatever is safely visible, inside and out.

Why get it checked now?
A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a roofer. Older cottages and farmhouses around Dungeness can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What else we do in Dungeness
Dungeness: your questions answered
Does being near the coast affect roofs in Dungeness?
It can do. Dungeness is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is my home in Dungeness listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Will you check the chimney is safe to use with a fire?
No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.
What causes damp on a chimney breast?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
Is it a problem to have an unused chimney?
There’s no single answer. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Roof by roof
Brick stacks
Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
Chimney breasts and the loft
Damp patches on chimney breasts often point to a problem above. We check the breasts and the stack in the loft space where we can reach.
Practical tips
Most of what helps is simple and safe from the ground. A few suggestions:
- Check your stacks from ground level after strong winds
- Book a sweep for flues that are in use
- Keep the report to compare against at the next survey
- Ask about consent before removing a chimney on an older property
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Look at your chimneys from ground level now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
The survey, step by step
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere like Dungeness needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Before the survey
- Unlock side gates and any roof access doors
- Agree roof access with the managing agent if it is shared
- Make a note of anything you’d like us to look at
