Chimney survey in Lydd-on-Sea: what you get
We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. Common reasons to book are disused chimneys trapping moisture and flashings pulling away from the stack, across brick chimney stacks, chimney pots and cowls and shared and party-wall stacks.
Some older homes in villages like Lydd-on-Sea are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
- The use of thermal imaging or a drone
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Booking your survey
These details help when you contact us:
- Where the property is, with the postcode
- Whether there is a loft hatch, a shared roof or tricky access
- The kind of building and roof involved
- Pictures from the garden or a window, if you have them
To book a survey, ring 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
Your questions about chimney surveys in Lydd-on-Sea
Will you come out to Lydd-on-Sea?
Yes. Lydd-on-Sea is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Lydd-on-Sea is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you inspect the flue?
No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Do you need to get into the loft?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
How it works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two at a house, as part of a look at the roof around the stack. In a hamlet or village like Lydd-on-Sea, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Have any paperwork from past roof work to hand
- Let us know about any leaks, stains or damp patches you know of

Advice
Do you need a chimney survey in Lydd-on-Sea?
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People normally call us when they notice damp or a problem with the stack, or before a purchase.
A survey makes sense if you’ve noticed:
- Cracked or missing flaunching
- Disused chimneys trapping moisture
- Lifted or split lead flashings
- Signs that a stack is leaning
If your house is among the older ones in the streets near St Peter's, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- Whether any drone flown is registered with the CAA
- What the survey won’t cover
- Whether they hold professional indemnity and public liability insurance
- What exactly goes into their report
Roofs, chimneys and gutters in Lydd-on-Sea
Lydd-on-Sea is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take a building like Greatstone Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Why it’s worth a survey now in Lydd-on-Sea
A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. Where a roof is exposed, as many are in small places like Lydd-on-Sea, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What a chimney survey does not cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- What’s inside the brickwork or behind render, without opening up
- The inside of the flue, which needs a sweep or flue specialist
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What a survey covers and doesn’t.
