Flat roof survey in Ore: what you get
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey GRP fibreglass, felt flat roofs and mastic asphalt, and the problems we are asked to look at most are upstands pulling away from walls and pools of water lying on the roof.
In a smaller place like Ore, some flat roofs sit in the open, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like Ore does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- Show us where any leaks or stains appear
- For flats, make sure roof access has been agreed
- Let us know about parking before the day

Advice
Other services in Ore
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Local flat roofs in Ore
Ore is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. There are several hotels within about a mile and a half of Ore, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
If you look after a building like Sandown Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For an older house near a landmark such as Christ Church, the flat roofs on later extensions tend to wear out long before the main roof.
Ore is about 2 miles east of Hastings, in East Sussex. Anywhere in Ore, we can carry out flat roof surveys at your property, on a weekday, Saturday or Sunday. Ore is one of the places in East Sussex where we work. For surveys nearby, see our Maidstone page.

What we’re asked to look at in Ore
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering frequently start leaks too.
Problems we come across often include:
- Upstands pulling away from walls
- Water getting in at rooflights
- Loose or cracked edge trims
- Pools of water lying on the roof
If you run a business near Priory Meadow Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.
What to check before booking
- Whether VAT is in the quoted price
- Whether you can ask questions once you have the report
- Whether the inside of the roof is included
- How long they’ve been surveying roofs
Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Limit foot traffic on the covering
- Note any new marks on ceilings beneath the roof
- Book a survey every few years
- Note the date and type of any roof work
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
What a flat roof survey doesn’t cover
To be straight with you, a roof survey has limits:
- A structural engineer’s assessment of the deck
- Parts of the roof that are not safe to walk on or view
- The condition of the deck or insulation hidden under the covering
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.
