How a thermal roof survey works in Ore
Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That’s why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding can’t be confirmed, the report suggests a next step. We survey ceilings below the roof, loft conversions and commercial roofs, and common reasons people get in touch are gaps in loft insulation and damp where roofs meet walls and chimneys.
In smaller places like Ore, many homes are bungalows and houses with roofs you can partly see from the ground. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Do you cover smaller places like Ore?

Do you cover Ore?
Yes, Ore is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.
Is thermal imaging useful on pitched roofs?
It can be useful, though pitched roofs are normally harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Can you inspect my roof with a drone?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
What we do, step by step
Once we’ve finished looking, we write up our findings as a photo-illustrated written report. As for time on site, it normally takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. For a survey in Ore, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- You let us know about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Preparing for the visit
- Have any paperwork from past roof work to hand
- Unlock side gates and any roof access doors
- Have any questions written down, so nothing gets missed

Common roof problems in Ore
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Signs worth acting on include:
- Water getting in at parapets and stacks
- Wet areas near outlets and upstands
- Patches of heat loss across the roof
- Missing or slipped insulation
If your home is one of the older ones in the streets near Christ Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.
What to check before booking
- Whether VAT is added on top
- Whether they hold professional indemnity and public liability insurance
- Will they check the loft as well as the outside?
- Whether you can ask questions once you have the report
Landlords, agents and block managers in Ore
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
What a survey costs
All our prices include VAT. The things that change the price are:
- Features like valleys, chimneys, dormers and parapets
- The type of building, from a house to a block or an office
- Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Helping us price your survey
We will usually ask about:
- The reason for the survey, such as buying, a leak or storm damage
- Any marks or damp showing indoors
- When you need the report by
- The kind of building and roof involved
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or email us.
Can I check my roof myself?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Thermal roof surveys in Ore: local notes
Ore is within about 2 miles of the coast, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.
If you look after a building like Sandown Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. If you look after a shop, office or commercial unit, for instance near Priory Meadow Shopping Centre, large commercial roofs are frequently easiest to see by drone or thermal camera.

How the survey changes by roof type
Loft insulation
In the loft space, the camera can pick up gaps and thin areas of insulation. We look where there’s safe access.
Pitched slate and tile roofs
Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.
