Thermal roof survey in Fairlight

Thermal imaging works best in the right conditions. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We survey ceilings below the roof, flat roofs and commercial roofs, and the problems we are asked to look at most are heat escaping through the roof and cold spots on ceilings under the roof.

In a village or hamlet like Fairlight, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

When to book a survey in Fairlight

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

Here are some of the things we see frequently:

  • Damp that repairs haven’t cured
  • Possible trapped moisture under a flat roof covering
  • Leaks far from where the stain appears
  • Cold areas below the roof

For businesses in and around places such as Priory Meadow Shopping Centre, thermal images can show trapped moisture across a wide commercial roof.

What a good roof survey covers

Airspace, weather and Fairlight roofs

Fairlight is within about 1 mile of the coast, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you look after a building like The Hastings Academy, thermal images can show where wet insulation sits under a big flat roof. For an older house near a landmark like The Parish Church of St Andrew, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Fairlight is about 4 miles east of Hastings, in East Sussex. We visit Fairlight as part of our work across East Sussex, for homes and businesses alike. We cover towns and villages across East Sussex. Maidstone is in our area too.

Leave it or get it looked at?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. In a place like Fairlight, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours at most homes, and more on a big or complicated roof. Somewhere as small as Fairlight, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

What we look for on each type of roof

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. We confirm any patterns with moisture readings.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Common questions in Fairlight

Do you cover Fairlight?

Yes. We work right across London and South East England, and Fairlight is part of that. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Is my home in Fairlight listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

What conditions are best for thermal imaging?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

Will the camera show exactly where the water is?

Not directly. It shows temperature, and wet materials often behave differently from dry ones. That’s why we check any patterns with moisture readings.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Useful tips for Fairlight property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Don’t switch the heating off ahead of the visit
  • Use the report as a baseline for later checks
  • Check from ground level or a window, never by climbing
  • Clear leaves from outlets and gutters each autumn

Where a pattern can’t be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
