Landlord roof survey in Fairlight
Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. We survey converted houses, gutters and downpipes and flat roofs on blocks, and common reasons people get in touch are chimney stacks in poor repair and leaking joints at party walls.
Some older homes in villages like Fairlight are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Fairlight: your questions answered
Will you come out to Fairlight?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How do I find out if my home in Fairlight is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you need to get into tenants’ homes?
That depends on the layout. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We will confirm what we need when you book.
Can you inspect my roof with a drone?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Can your report let us know who pays for the roof work?
No. The lease typically decides who is responsible, and that is a legal question. Our report gives an independent record of the roof’s condition that everyone can refer to.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Will the survey cover the whole building?
No. Our survey covers the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Give residents notice before a survey
- Put urgent roof work at the top of the list
- Do not wait for a leak to survey the roof
- Ask residents to report damp straight away
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.
Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Stored items over the hatch make checks harder.
Surveys for landlords and agents in Fairlight
Businesses and commercial landlords can book us too. Bigger roofs take more time.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
Roof by roof
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to and note what couldn’t be seen.
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. We give them close attention.
What affects the cost of landlord roof surveys
Several things affect the price of a survey:
- The use of thermal imaging or a drone
- Roof area
- The shape of the roof and its details
- How tall the building is and how easy the roof is to see
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your survey before booking.
Getting in touch
You don’t need to know any roofing terms. Just let us know:
- Photos of the roof, taken safely from the ground or a window
- Your timetable, like an exchange date
- Where the property is, with the postcode
- How the loft is reached, if there is one
Landlord roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or use the contact form with the details.
What we do, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for most houses, and longer for a large or complex roof. Somewhere as small as Fairlight, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you know about the building and its history.
- We confirm the access we will need.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Make sure the loft hatch can be reached
- Show us where any leaks or stains appear
Book a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.
Advice
Fairlight homes and their roofs
Fairlight is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
Anyone responsible for a site like The Hastings Academy will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Three Oaks station may find that a dated record of the roof is useful when planning maintenance across a let. Shop and office owners around Priory Meadow Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions.
Fairlight is about 4 miles east of Hastings, in East Sussex. Fairlight is one of many places we visit across East Sussex. Fairlight is one of the places in East Sussex we cover for landlord roof surveys. You can also see our page for Maidstone.

When you need someone else
It is a careful look at the let or shared roof, not the whole story. The main limits are:
- A full building survey of every part of the property
- The structure in the way a structural engineer would assess it
- Who pays under the lease (that’s a legal question)
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.
