Landlord roof survey in Fairlight Cove: what you get
With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. We survey gutters and downpipes, converted houses and blocks of flats, and the problems we are asked to look at most are parapets and upstands in poor repair and slipped or missing slates and tiles.
Somewhere as small as Fairlight Cove, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

What affects the cost of landlord roof surveys
We confirm the price for your survey before you book. This is what makes a difference:
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- If the survey needs thermal imaging or a drone
- Basic, Standard or Premium
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
There is no need for technical words. It’s enough to let us know:
- The property’s address and postcode
- Access details, such as a loft hatch or a shared roof
- Photos of the roof, taken safely from ground level or a window
- Where water is showing inside, if it is
Getting a price is simple: just phone 07833 053749 or use the contact form, let us know about the property and we will point you to the right survey. The price is agreed up front.
When you need someone else
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Roof areas we weren’t given access to
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Structural calculations or an engineer’s report
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.

Fairlight Cove: your questions answered
Do you cover smaller places like Fairlight Cove?
Yes, Fairlight Cove is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
Can a landlord with a rental near Three Oaks station book a roof survey?
Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and let us know about the building.
Do you need to get into the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
What’s the best way to book?
The quickest way is to ring 07833 053749 or send us an email. Tell us the address and a little about the roof. We survey on weekdays, Saturdays and Sundays.
Do you survey roofs shared between flats?
Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.
How much is a survey?
Landlord roof survey starts from £150, including VAT. We confirm the price for your roof before booking. To get a price, phone 07833 053749 or drop us an email.
Roof by roof
Shared chimney stacks
Chimneys often let water in at the flashings. We note what we can see.
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. We give them close attention.
What we do, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. In a hamlet or village like Fairlight Cove, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with what you know about the building and its history.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- If the roof is shared, arrange access with whoever manages the building
- Dig out any old roof reports or invoices
Arrange a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.
Advice
Fairlight Cove homes and their roofs
The coast is about 1 mile or less from Fairlight Cove, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you run a business near Priory Meadow Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Three Oaks station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips from our surveys
Here are a few things we’d tell any owner:
- Put urgent roof work at the top of the list
- Have gutters and outlets cleared every year
- Get legal advice on lease responsibilities
- Ask residents to report damp straight away
Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.
Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings with gutters cleared every year.
What we’re asked to look at in Fairlight Cove
A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.
A survey can pick up problems such as:
- Slipped or missing slates and tiles
- Ponding or splits on flat roofs
- Flashings that have come away
- Loose ridge or hip tiles
If you look after a building such as The Hastings Academy, large buildings have long gutter runs and big roofs that need checking like any other.
Before you book anyone
- Whether any drone flown is registered with the CAA
- Will the report include photos?
- Are they insured for the work?
- Their track record with similar roofs
