Guestling homes and their roofs

Guestling is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Three Oaks station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as St Laurence's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Guestling is about 3 miles north-east of Hastings, in East Sussex. Anywhere in Guestling, we can come and survey your property, on a weekday, Saturday or Sunday. Guestling is one of the towns and villages in East Sussex we cover for landlord roof surveys. Our Maidstone page covers surveys nearby.

About our landlord roof survey in Guestling

Who pays for roof work on a block depends on the lease. We do not give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. We survey rented houses, converted houses and shared roofs, and people most often book us about blocked gutters over flats and worn ridges, hips and verges.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the let or shared roof as we found it on the day. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours for a single let house, with blocks of flats taking longer. Somewhere as small as Guestling, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • If you’re buying, let the agent know when we are coming
  • Have keys ready for side gates, garages or roof access doors
  • Have any paperwork from past roof work to hand

Booking a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Guestling: your questions answered

Is the coastal weather around Guestling hard on roofs?

It can do. Within about 2 miles of the sea, as Guestling is, metal fixings wear faster and gales find any loose ridge or slate.

Do you survey roofs for landlords with property near Three Oaks station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I arrange a landlord roof survey in Guestling?

To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Is Guestling in your area?

Yes. We cover Guestling and the rest of East Sussex. For a price, phone 07833 053749 or use the contact form.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which helps when tenants work during the week.

What we’re asked to look at in Guestling

On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible and work gets delayed. A condition report gives everyone the same starting point.

Problems we come across often include:

  • Leaks into upper flats
  • Failed flashings at walls and chimneys
  • Missing or loose roof coverings
  • Standing water on a flat roof

Homes near green spaces such as Speckled Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What to check before booking

  • Will the report include photos?
  • Is VAT included in the price?
  • Their report turnaround times
  • How much experience they have with roofs like yours

What a roof survey includes

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep roof surveys on a rolling plan
  • Check your lease or ask a solicitor about who pays
  • Arrange flat access ahead of time
  • Keep past survey reports with the building’s records

The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Keep the roof space accessible so the roof can be checked from inside. Clutter around the hatch slows things down.

What we look for on each type of roof

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

Party-wall upstands and parapets

A parapet can hide a gutter that is hard to see. They’re checked where safe access allows.

Leave it or get it looked at?

A leak in a block rarely stays in one place. Spotting roof defects early helps protect the whole building. Around Guestling, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
