About our landlord roof survey in Pett

Who pays for roof work on a block depends on the lease. We do not give legal advice on leases but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. Common reasons to book are mortar falling from ridges and verges and splits and blisters in flat roof coverings, across rented houses, blocks of flats and converted houses.

Somewhere as small as Pett, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Different roofs, different checks

Shared chimney stacks

Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

Flat roofs on blocks and rear additions

Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.

What a landlord roof survey does not cover

A survey is a careful look at the let or shared roof, but it cannot do everything. Its limits include:

  • Who pays under the lease (that is a legal question)
  • Walls, floors and services beyond the roof
  • Confirming asbestos in older roof materials

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.

What we look at

  • Shared roofs
  • Blocks of flats
  • Converted houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses

What affects the price in Pett

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages
  • Whether it is a home or a commercial building
  • How tall the building is and how easy the roof is to see

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Booking your survey

We will usually ask about:

  • Any deadline, like an exchange date
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • What kind of property and roof it is

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take about one to two hours for a house, and longer for a block or a building with several roofs. Somewhere like Pett needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Make a note of anything you’d like us to look at
  • If the roof is shared, arrange access with whoever manages the building
  • Gather any invoices or paperwork from past roof work

FAQs for Pett

Is the coastal weather around Pett hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you come out to Pett?

Yes, Pett is on our map. A small place gets exactly the same survey as a big one.

Who normally books a landlord or block roof survey?

Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

Do you use drones?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What’s the best way to book?

Just call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Pett homes and their roofs

The coast is about 1 mile or less from Pett, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Historic houses like Lamb House, about 4.7 miles north-east, show how far back building in the area around Pett goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If yours is one of the older homes in the streets near St Mary & St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Three Oaks station may find that the gap between tenancies is a good time to have the roof looked at.

Surveys for landlords and agents in Pett

Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
