Useful tips for Pett property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • File the report with your home documents
  • Move stored items away from the loft hatch
  • Take photos of any leaks as they happen
  • Ask about a flat roof on an extension or garage too

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Keep the loft space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Make sure insulation does not block the airflow at the eaves.

Roof surveys for homes and businesses in Pett

Our roof surveys cover Pett and the wider South East. Visits run seven days a week. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or email us. Typical surveys look at blocked, sagging or leaking gutters and torn or sagging underlay, on clay and concrete tiles, natural slate and chimney stacks.

In a small place like Pett, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that is a RICS home survey)
  • Asbestos testing of any kind

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Common questions in Pett

Is my home in Pett listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Pett?

Yes, Pett is on our map. A small place gets exactly the same survey as a big one.

How do I book a survey in Pett?

To arrange a survey, phone 07833 053749 or drop us an email and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.

How much does a roof survey cost in Pett?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

Do you look in the loft space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Pett can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Roof by roof

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That is why we check them closely.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What happens if roof problems are left?

Before you put a home on the market, it is useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up. Where a roof is exposed, as many are in small places like Pett, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Pett homes and their roofs

Pett is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

With Lamb House about 4.7 miles north-east, the area around Pett has a long history. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. If you own one of the older houses in the streets near St Mary & St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Three Oaks station, a roof report helps you deal with small faults before they turn into a call from a tenant.
