Roof surveys for Fairlight homes and businesses

Roof surveys for homes and businesses in Fairlight

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey clay and concrete tiles, ridges, hips and valleys and natural slate, and the problems we’re asked to look at most are ridge tiles that have lifted or moved and debris building up in roof valleys.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Leave it or get it looked at?

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention. In a place like Fairlight, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Fairlight: your questions answered

Is the coastal weather around Fairlight hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.

Is my home in Fairlight listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Will you climb onto the roof?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

How much does a roof survey cost in Fairlight?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Roof by roof

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.

What we can’t see

It helps to know what a survey won’t do before booking:

  • Faults hidden behind ceilings or boarding
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether the roof structure meets design loads

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. What a survey covers and does not.

Roofs we survey in Fairlight

  • Lead flashings
  • Flat roofs
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Natural slate
  • Ridges, hips and valleys

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Do not climb onto the roof yourself
  • Keep the report with your property records
  • Tell us about any leaks or stains you’ve seen
  • Watch for slipped slates after bad weather

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. Older rural homes like those around Fairlight can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • Keep pets in another room
  • Unlock side gates and any roof access doors
  • For flats, make sure roof access has been agreed

Roof surveys around Fairlight

Fairlight is within about 1 mile of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
