How a chimney survey works in Fairlight
If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. If you’ve noticed damp patches on chimney breasts and gaps where the stack meets the roof, a survey will tell you what’s going on.
Somewhere as small as Fairlight, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
Where we can’t see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t.

Rented homes, blocks and businesses
We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the chimney stack, with photos, useful for planning maintenance.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

What we cannot see
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Checks on boilers, fires or their flues
- Whether a stack needs rebuilding on structural grounds
- Hidden sides of a shared stack
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.
What we check
- Shared and party-wall stacks
- Lead flashings
- Brick chimney stacks
- Chimney breasts
- Flaunching
- Chimney pots and cowls
Different roofs, different checks
Chimney breasts and the loft
If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it’s adequate.
Rendered stacks
We can’t see the bricks behind render without it being opened up, so the report says what can and cannot be judged.
How the survey works
Every roof is different; as a rough guide, the survey takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we’re there. In a hamlet or village like Fairlight, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- The report, with photos and recommendations, is emailed to you.
Before we arrive
- For flats, check roof access has been agreed
- Have any questions written down, so nothing gets missed
- Note where any stains or damp appear

Your questions about chimney surveys in Fairlight
Is my home in Fairlight listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Fairlight?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is a chimney survey the same as a flue inspection?
No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
Do you need to go on the roof to check the chimney?
We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
What causes damp on a chimney breast?
It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Check your stacks from ground level after strong winds
- Check that disused chimneys can still breathe
- Keep track of stains on chimney breasts
- Keep the report to compare against at the next survey
With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.
Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
How we price chimney surveys
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- Extensions, dormers and garages with roofs of their own
- The package you choose: Basic, Standard or Premium
- The height of the building and how the roof can be seen safely
- The size of the roof
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
What we need to know
You don’t need to know any roofing terms. It’s enough to tell us:
- Any photos you have, taken from the ground or a window
- Where any leaks, stains or damp patches show inside
- When you need the report by
- Why you want a survey: buying, a leak, a storm or new work
Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or email us.
Chimney surveys in Fairlight: local notes
Fairlight is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For businesses in and around places such as Priory Meadow Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. If you live near a park like Speckled Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. The streets around a church such as The Parish Church of St Andrew are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
