Chimney survey in Pett
A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. If you’ve noticed signs that a stack is leaning and cracked or missing flaunching, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Pett, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Different roofs, different checks
Flaunching
Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.
Chimney breasts and the loft
Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.
How it works
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes about one to two hours at most homes, and longer for a large or complex roof. In a small place like Pett, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You let us know whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Let us know about any leaks, stains or damp patches you know of
- If the roof is shared, arrange access with whoever manages the building
- Leave a clear route to the loft
Booking a survey

Advice
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether a stack needs rebuilding on structural grounds
- Whether the flue is safe to use
- Whether a gas appliance or its flue is safe
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.
What we check
- Shared and party-wall stacks
- Chimney breasts
- Brick chimney stacks
- Chimney pots and cowls
- Lead flashings
- Flaunching
Chimney surveys around Pett
The coast is about 1 mile or less from Pett, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Historic houses such as Lamb House, about 4.7 miles north-east, show how far back building around Pett goes. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. Take an older house close to St Mary & St Peter: old fixings, lead flashings and tall chimneys are typical of older roofs.

Pett: your questions answered
I let a flat near Three Oaks station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need.
Is my home in Pett listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Pett for chimney surveys?
Yes. Pett is part of the area we cover, and the service is the same as everywhere else we work.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How do I book a survey in Pett?
Simply call 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
What we’re asked to look at in Pett
Many chimneys are no longer used. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.
Signs worth acting on include:
- Disused chimneys trapping moisture
- Damaged chimney pots and cowls
- Bricks with flaking faces
- Lifted or split lead flashings
If you own a rental within reach of Three Oaks station, a dated record of the roof is useful when planning maintenance across a let.

Leave it or get it looked at?
Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. In a small place like Pett, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.
