How a chimney survey works in Guestling
Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. We survey shared and party-wall stacks, flaunching and brick chimney stacks, and common reasons people get in touch are cracked or missing flaunching and damaged chimney pots and cowls.
In a village or hamlet like Guestling, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Why get it checked now?
Chimneys are easy to forget because you rarely see the top of them. Problems frequently go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. For an older or listed building in a place like Guestling, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your survey before booking.

How the survey works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes roughly 1–2 hours for a house, and more on a big or complicated roof. Rural addresses near Guestling can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
- You get a written report with photos and our recommendations.
Before the survey
- Clear the way to the loft hatch
- Keep pets in another room
- Have any paperwork from past roof work to hand

What a chimney survey looks like in Guestling
Guestling is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
For site and facilities teams at buildings such as Guestling Bradshaw Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Three Oaks station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Guestling is about 3 miles north-east of Hastings, in East Sussex. In Guestling, as across East Sussex, every roof gets the same careful survey. We cover towns and villages across East Sussex, large and small. For surveys nearby, see our Maidstone page.

Common roof problems in Guestling
Aerials and dishes are frequently fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.
Here are some of the things we see frequently:
- Mortar washing out of the joints
- Damaged chimney pots and cowls
- Spalled or crumbling bricks
- Cracked or missing flaunching
For businesses in and around places such as Priory Meadow Shopping Centre, a roof report helps plan work around trading rather than after a leak.
Questions to ask before booking
- Which viewpoints they use to see the roof
- Whether VAT is in the quoted price
- What the survey will not cover
- Whether the loft is part of the inspection
Common questions in Guestling
I let a flat near Three Oaks station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.
Do you cover smaller places like Guestling?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How soon will I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
How do I book a survey in Guestling?
The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will take it from there. We survey on any day of the week.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Ask about consent before removing a chimney on an older property
- Have the flue swept and checked if you use the fire
- Have brackets on the chimney checked
- File photos of the stacks with your home records
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect so anyone reading it can see what we saw.
Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
