Chimney surveys for homes and businesses in Langney
If a chimney looks out of line, it’s worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. We survey lead flashings, flaunching and chimney breasts, and the problems we’re asked to look at most are a chimney out of line and gaps where the stack meets the roof.
Around Langney, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Chimney surveys around Langney
The coast is about 2 miles or less from Langney, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If you look after a building such as Langney Primary Academy, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Pevensey & Westham station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to St. Richard: its chimney, valleys and lead work are likely to be the parts that need attention first.

What we do, step by step
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about one to two hours at a house, as part of a look at the roof around the stack. For a survey in Langney, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can be seen safely.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- We send a written report with photos, the defects found and what we recommend.
Preparing for the visit
- Point out any leaks or damp patches
- Find any records of previous roof work
- Jot down any questions you want answered

What a chimney survey doesn’t cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- Whether a gas appliance or its flue is safe
- A structural engineer’s assessment
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.
What we check
- Chimney breasts
- Brick chimney stacks
- Lead flashings
- Shared and party-wall stacks
- Flaunching
- Chimney pots and cowls
What happens if roof problems are left?
A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. On a bungalow or cottage around Langney, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Your questions about chimney surveys in Langney
Is my home in Langney listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do roofs near the sea, like those around Langney, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Can you survey at the weekend?
Surveys run on any day of the week. To arrange a date, call 07833 053749 or email us.
What happens after the survey?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Do you inspect shared chimneys?
Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey

- The property’s address and postcode
- Dates you’re working to, such as exchange
- What’s prompted the survey
Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.
Checking the roof from the ground
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
