About our chimney survey in Pevensey Bay

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Common reasons to book are redundant stacks capped without ventilation and damp patches on chimney breasts, across flaunching, chimney breasts and chimney pots and cowls.

In a smaller place like Pevensey Bay, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Checks on boilers, fires or their flues
  • Areas we can’t view from safe positions
  • Whether the flue is safe to use

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

What we look at

  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings
  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts

What we do, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours on an ordinary house, and more on a big or complicated roof. A visit to Pevensey Bay is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Local roofs in Pevensey Bay

Pevensey Bay is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near St Wilfrid's Church Pevensey Bay, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Pevensey and Westham CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

FAQs for Pevensey Bay

Is Pevensey Bay within the area you cover?

Yes, Pevensey Bay is on our map. A small place gets exactly the same survey as a big one.

I let a flat near Pevensey Bay station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photos.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

Signs you need a chimney survey in Pevensey Bay

TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

Look out for signs like these:

  • Flaunching that has broken away
  • Staining on walls around the chimney
  • Redundant stacks capped without ventilation
  • Lifted or split lead flashings

If you own a rental within reach of Pevensey Bay station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What we look for on each type of roof

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.
