How a roof survey works in Guestling
We inspect what can safely be seen: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. If you’ve noticed flashings that have come away from the wall and worn or blocked valleys, we can find out what’s behind it.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at most homes, and about three to four hours for a commercial roof. In a hamlet or village like Guestling, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

Advice
Places near Guestling
Other services in Guestling
What we look for on each type of roof
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks frequently start there.
Why it’s worth a survey now in Guestling
It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. In a small place like Guestling, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.
Why book us in Guestling

Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Photograph stains when they appear
- Mention any flat roofs as well as the main roof
- Clear the loft hatch area before we arrive
- Mention any damp patches as you book
Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
Guestling homes and their roofs
Guestling is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.
For landlords with property near Three Oaks station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Guestling Bradshaw Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you run a business near Priory Meadow Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Prices for roof surveys in Guestling
All our prices include VAT. The things that change the price are:
- The roof’s overall size
- Height and safe access
- The use of thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Guestling questions
Can a landlord with a rental near Three Oaks station book a roof survey?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need.
Does being near the coast affect roofs in Guestling?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when you book and we’ll plan the survey around it.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Is this a RICS survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
When will the report arrive?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
