Friar's Hill questions
Is the coastal weather around Friar's Hill hard on roofs?
Frequently, yes. Friar's Hill is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do you survey roofs for landlords with property near Three Oaks station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.
How much does a roof survey cost in Friar's Hill?
Prices start from £150, including VAT. We confirm the price for your survey before you book, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or email us.
How long does the visit take?
On site, it usually takes roughly 1–2 hours for most houses, and longer for a large or complex roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
About our roof survey in Friar's Hill
We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey chimney stacks, the roof space and lead flashings, and common reasons people get in touch are worn lead at chimneys and abutments and gutters that overflow in heavy rain.
Somewhere as small as Friar's Hill, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Signs you need a roof survey in Friar's Hill
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.
A survey can pick up problems such as:
- Standing water on a flat roof
- Gaps in the roof where coverings have gone
- Torn or sagging underlay
- Gutters that overflow in heavy rain
Anyone responsible for a site like Guestling Bradshaw Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- Whether you get a written report with photos
- How long they’ve been surveying roofs
- How they plan to inspect the roof safely
- Do they have a CAA Flyer ID and Operator ID for drone work?
How it works
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two for most homes, depending on how many separate roofs there are. Rural addresses near Friar's Hill can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
Preparing for the visit
- Let us know about parking before the day
- Gather any invoices or paperwork from past roof work
- Unlock side gates and any roof access doors
Arrange a survey
To arrange a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. We will confirm the price before you book.
Advice
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Leave roof access to professionals
- Let us know about past leaks
- Keep the report with your property records
- Find records of any re-roofing or repairs
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

What a roof survey does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An exact number of years the roof has left
- The condition of the rest of the building (that is a RICS home survey)
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.
What this survey covers
- Natural slate
- Flat roofs
- Chimney stacks
- The roof space
- Ridges, hips and valleys
- Clay and concrete tiles
- Lead flashings
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Different roofs, different checks
Chimney stacks
We look at the stack itself, and it is not a flue or gas safety check. We’ll tell you if the flue needs a specialist.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.
Friar's Hill homes and their roofs
Friar's Hill lies within about 2 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Take an older house close to St Laurence's Church: its chimney, valleys and lead work are likely to be the parts that need attention first. Shop and office owners around Priory Meadow Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.
