Fairlight Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings in Fairlight, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Cracked or split membrane
- Damaged trims at the roof edge
- Standing water left after rain
Flat roof surveys for homes and businesses in Fairlight
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so please phone 07833 053749 or drop us an email with the address and an idea of the roof’s size. If you’ve noticed cracked or split membrane and upstands pulling away from walls, a survey will tell you what’s going on, on upstands and outlets, mastic asphalt and felt flat roofs alike.
Flat roofs on exposed homes in small places like Fairlight take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Clear roof outlets and gutters each autumn
- Check from a window for ponding after heavy rain
- Have the roof looked at again after a severe storm
- Ask contractors to protect the roof if they work on it
If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.
Landlords, agents and block managers in Fairlight
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which can make access easier.
Fairlight: your questions answered
Will you come out to Fairlight?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do roofs near the sea, like those around Fairlight, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Fairlight is within about 1 mile of the coast.
How much is a survey?
Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Do you need to get into the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Will the survey show why my flat roof is leaking?
We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can you test old roof sheets for asbestos?
Asbestos testing is not part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.
When you need someone else
In fairness, there are limits to any roof survey:
- A promise that the roof will not leak in future
- Whether old sheeting or boards contain asbestos
- The condition of the deck or insulation hidden under the covering
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.
What we look at
- Upstands and outlets
- Single-ply membranes
- Mastic asphalt
- Felt flat roofs
- EPDM rubber
- GRP fibreglass
What we look for on each type of roof
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.
Why get it checked now?
Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Where a roof is exposed, as many are in small places like Fairlight, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Fairlight needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there is access.
- You get a report with photographs and our recommendations.
Before the survey
- Check pets are kept safely away
- Jot down any questions you want answered
- Tell us about any leaks, stains or damp patches you know of

Advice
Local flat roofs in Fairlight
The coast is about 1 mile or less from Fairlight, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you run a business near Priory Meadow Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. Take a building like The Hastings Academy: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For landlords with property near Three Oaks station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
