Roof leak investigations in Fairlight

Roof leak investigation in Fairlight

Water is good at hiding where it gets in. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. We survey lead flashings, slate and tile slopes and chimney stacks, and people most often book us about water marks that spread in wet weather and damp underlay across a wide area.

Roofs in small places like Fairlight frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take about one to two hours at a typical home, and about three to four hours for a commercial roof. Cottages and farmhouses around Fairlight frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
  • Tell us about parking before the day

Questions from Fairlight

Does being near the coast affect roofs in Fairlight?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How do I find out if my home in Fairlight is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

Could my leak actually be condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

How much does a roof leak investigation cost in Fairlight?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Useful tips for Fairlight property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Write down the wind direction and rain when it leaks
  • Mention earlier attempts to fix the leak
  • Catch drips in a bucket and protect the floor
  • Take dated photos of the leak

Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.

Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

Surveys for landlords and agents in Fairlight

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Roof leak investigations in Fairlight: local notes

The coast is about 1 mile or less from Fairlight, and being near the sea means more wind and salt than a roof inland would face. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these roof types has its own typical places for water to get in.

Take an older house close to The Parish Church of St Andrew: lead flashings, valleys and old chimneys are typical places for water to get in. Landlords with a home close to Three Oaks station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

How we price roof leak investigations

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How tall the building is and how easy the roof is to see
  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

What to let us know when you get in touch

These details help when you get in touch:

  • Dates you are working to, such as exchange
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • Any marks or damp showing indoors

If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, call 07833 053749 or email us.

Common roof problems in Fairlight

Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.

Look out for signs like these:

  • Damp walls below an overflowing gutter
  • A leak that comes and goes with the weather
  • Drips in the loft during heavy rain
  • Water through the ceiling under a flat roof

Take a building like The Hastings Academy: tracing a leak on a big roof starts with where the water appears and works back.

Before booking anyone

  • What the survey won’t cover
  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included
  • Their track record with similar roofs

What’s in a roof survey

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The repair itself (the investigation finds and reports the cause)
  • A promise to find every leak on a single visit
  • A structural engineer’s report

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before you book. What our survey covers.
