Guestling Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Guestling, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Hoppers and outlets full of debris
- Gutters full of debris and silt
- Sagging gutters and loose brackets
How a gutter survey works in Guestling
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. If you’ve noticed hoppers and outlets full of debris and cracked or loose downpipes, we can find out what’s behind it, whatever the roof.
In a small place like Guestling, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Checking the roof from the ground
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- The inside of buried drains
- What’s hidden inside a downpipe
- Damage hidden inside walls or behind boards

What this survey covers
- Downpipes
- Valley gutters
- Fascias and soffits
- Eaves gutters
- Outlets and hoppers
- Parapet and box gutters
How it works
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Guestling can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the loft space, where there is safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
Getting ready for the survey
- Move anything stored under the loft hatch
- Mention any parking restrictions on your street
- For a flat or shared roof, check access with the freeholder or managing agent

How the survey changes by roof type
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

What we’re asked to look at in Guestling
Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.
Here are some of the things we see often:
- Brackets that have dropped or snapped
- Overflowing valley or parapet gutters
- Fascia boards damaged by overflowing water
- Cracked or loose downpipes
If you run a business near Priory Meadow Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Guestling homes and their roofs
Guestling is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
Trees in and around Speckled Wood shed leaves that can end up in nearby gutters. Anyone responsible for a site like Guestling Bradshaw Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Guestling questions
Does being near the coast affect roofs in Guestling?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
Do you survey roofs for landlords with property near Three Oaks station?
Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What’s the best way to book?
The quickest way is to ring 07833 053749 or drop us an email. Give us the address and some details about the roof. Surveys run on any day of the week.
Will you look at parapet and box gutters as well?
Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
