Ore Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Ore. More than 5,000 surveys completed across London and South East England.
- Overflowing valley or parapet gutters
- Soffits marked by water
- Joints that drip after rain
Why it’s worth a survey now in Ore
A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. On a bungalow or cottage around Ore, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

About our gutter survey in Ore
We carry out gutter surveys in Ore as part of our cover across London and South East England. We inspect everything we can see safely from the ground, windows, the loft space and the roof where it is safe. A visit usually takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. If you are worried about joints that drip after rain and gutters full of debris and silt, a survey will tell you what’s going on, on eaves gutters, parapet and box gutters and fascias and soffits alike.
Houses in smaller places like Ore can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

The survey, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes roughly 1–2 hours at most homes, and longer for a large or complex roof. In a smaller place like Ore, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- Move anything stored under the loft hatch
- Let us know about any leaks, stains or damp patches you know of
- Have any questions written down, so nothing gets missed

Practical tips
A little preparation and a few simple habits help. Our tips:
- Get the gutters cleaned out every year
- Include valley, parapet and box gutters when clearing
- Check downpipe clips are holding
- Watch ceilings under valley gutters for fresh marks
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.

What affects the price in Ore
Several things affect the price of a survey:
- Chimneys, valleys, parapets and other details
- The type of building, from a house to a block or an office
- Whether thermal imaging or a drone is needed
- The height of the building and how the roof can be seen safely
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
What we need to know
You don’t need to know any roofing terms. It’s enough to tell us:
- Where the property is, with the postcode
- Your timetable, such as an exchange date
- Any photos you have, taken from ground level or a window
- Where any leaks, stains or damp patches show inside
To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before booking.
Ore: your questions answered
Is Ore within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Ore listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you survey at weekends?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or use the contact form to arrange it.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Do you survey underground drains?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Will you walk on the roof?
Only where it is safe to do so. We inspect what can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.
What do I do with the report?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Honest limits
A survey is a proper look at the gutter, but it cannot do everything. The main limits are:
- The inside of buried drains
- Gutters out of sight from every safe vantage point
- Confirming asbestos in older rainwater goods
If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and doesn’t.
What this survey covers
- Parapet and box gutters
- Eaves gutters
- Fascias and soffits
- Outlets and hoppers
- Downpipes
- Valley gutters
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Ore homes and their roofs
Ore is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you let a flat or house near Ore station, a dated record of the roof is useful when planning maintenance across a let. Trees in and around Speckled Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Shop and office owners around Priory Meadow Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions.
