Ore Electronic Leak Detection
Find out what’s going on with the flat roof membrane before you spend money on it. Electronic leak detection in Ore, with photos and a clear written report.
- Leaks through a flat roof with no obvious cause
- Patched roofs that still leak
- Breaches around outlets and penetrations
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Electronic leak detection in Ore: what you get
Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use and parts may need to be lifted. We will discuss it with you when we quote. Any details of the build-up help, as they show what lies beneath the surface. We will tell you if the roof can’t be tested. We survey liquid-applied waterproofing, single-ply roofs and flat roof membranes, and the problems we’re asked to look at most are patched roofs that still leak and a flat roof leak that can’t be traced.
In smaller places like Ore, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

Landlord and commercial surveys in Ore
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email.
How the survey works
After the inspection, everything we found is written up as a report with photos, sent to you by email. On timing, it normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Parking around Ore is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- We agree the area to be tested.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
Preparing for the visit

What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- Chimneys, valleys, parapets and other details
- The type of building, from a house to a block or an office
- The roof’s overall size
- Any need for thermal images or a drone flight
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for your survey before you book.
Booking your survey
Here’s what helps us most when you get in touch:
- Any photos you have, taken from ground level or a window
- Whether there is a loft hatch, a shared roof or tricky access
- The address and postcode of the property
- Why you want a survey: buying, a leak, a storm or new work

What we look for on each type of roof
Single-ply membranes
Single-ply membranes are common on commercial and newer roofs. Laps and fixings are where holes frequently appear.
EPDM rubber roofs
ELD on EPDM depends on the product and the layers. We look at this first.
Ore questions
Do you cover smaller places like Ore?
Yes, Ore is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Is the coastal weather around Ore hard on roofs?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
Can you tell me if my roof has asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Do you take photos of the roof?
Yes, plenty. Pictures sit next to the findings they show.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Honest limits
Before booking, it is worth knowing what a survey won’t do:
- The extent of water in the insulation
- Areas we can’t reach or that can’t be tested
- Leaks from walls, copings or rooflights
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What electronic leak detection looks like in Ore
The coast is about 2 miles or less from Ore, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Ore has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
Take an older house close to Christ Church: the joins between later flat roofs and the old walls are where problems typically start. If you run a business near Priory Meadow Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If you look after a building such as Sandown Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
