Gutter Survey in Fairlight Cove
We take a careful look at the gutter at your property in Fairlight Cove, and put it all in a written report with photographs.
- Overflowing valley or parapet gutters
- Sagging gutters and loose brackets
- Cracked or loose downpipes
Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
How a gutter survey works in Fairlight Cove
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey fascias and soffits, downpipes and valley gutters, and people most frequently book us about brackets that have dropped or snapped and soffits marked by water.
Some older homes in villages like Fairlight Cove are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Fairlight Cove, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Before we arrive
- Clear the way to the loft hatch
- If the roof is shared, arrange access with whoever manages the building
- Note where any stains or damp appear
How to book
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.
Advice
Why act early in Fairlight Cove
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. For older village homes like those around Fairlight Cove, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Questions from Fairlight Cove
How do I find out if my home in Fairlight Cove is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Fairlight Cove?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Will you check the loft?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.

What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- The inside of a downpipe along its whole length
- The inside of buried drains
- Confirming asbestos in older rainwater goods
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

Do you need a gutter survey in Fairlight Cove?
Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.
Signs worth acting on include:
- Brackets that have dropped or snapped
- Fascia boards damaged by overflowing water
- Leaves and moss blocking gutters
- Blocked outlets and hoppers
For an older house near a landmark such as St Peter, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before you book any roof surveyor
- Will they check the loft as well as the outside?
- What insurance they carry
- How much experience they have with roofs like yours
- How long the report takes to arrive
Local roofs in Fairlight Cove
Fairlight Cove is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you let a flat or house near Three Oaks station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as The Hastings Academy, large buildings have long gutter runs and big roofs that need checking like any other.
Fairlight Cove is about 4 miles east of Hastings, in East Sussex. Fascias and soffits
Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Lead is also a target for theft.
