What affects the price in Crowhurst

Not every roof costs the same to survey, for these reasons:

  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book
  • Roof area

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Booking your survey

If you can, have these to hand when you contact us:

  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • What’s prompted the survey

Getting a price is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll suggest the right survey. The price is agreed up front.

Roof survey in Crowhurst

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. If you are worried about standing water on a flat roof and cracked mortar along the ridge, a survey will tell you what’s going on, on lead flashings, clay and concrete tiles and natural slate alike.

Some older homes in villages like Crowhurst are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Let us know about past leaks
  • Clear the loft hatch area before we arrive
  • Photograph stains when they appear
  • Keep the report with your property records

Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Crowhurst often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a photo-illustrated written report and recommendations.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Unlock side gates and any roof access doors
  • If you are buying, let the agent know when we are coming

Common questions in Crowhurst

Does being near the coast affect roofs in Crowhurst?

Often, yes. Crowhurst is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you survey roofs for landlords with property near Crowhurst station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you cover Crowhurst for roof surveys?

Yes. We cover Crowhurst and the rest of East Sussex. To book, ring 07833 053749 or use the contact form.

Can you tell me how long my roof will last?

We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

When to book a survey in Crowhurst

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Things that often lead to a survey include:

  • Crumbling chimney pointing or cracked flaunching
  • Torn or sagging underlay
  • Standing water on a flat roof
  • Loose ridge or hip tiles

Landlords with a home close to Crowhurst station may find that a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Are they insured for the work?
  • Will they check the loft as well as the outside?
  • How long the report takes to arrive

What a good roof survey covers

What happens if roof problems are left?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We look at them before they cause trouble. Where a roof is exposed, as many are in small places like Crowhurst, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • Drone and thermal imaging surveys available
  • More than 5,000 surveys completed
  • An independent view of the roof
  • Plain-English reports with photos

Crowhurst homes and their roofs

Crowhurst lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. About 3.8 miles north lies Durhamford Manor, a reminder of how long the area around Crowhurst has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as The Parish Church of St George, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Crowhurst CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a roof survey doesn’t cover

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • An exact number of years the roof has left
  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.
