Independent flat roof surveys in Crowhurst

Flat roof surveys for homes and businesses in Crowhurst

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so please phone 07833 053749 or send us an email with the address and an idea of the roof’s size. We’re often asked to look into failed seals around rooflight kerbs and loose or cracked edge trims, across upstands and outlets, felt flat roofs and single-ply membranes.

Some older homes in villages like Crowhurst are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

How it works

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for a house; commercial roofs usually need 3–4 hours. Older roofs in small places like Crowhurst can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors
  • Let us know where we can park nearby

Advice

Different roofs, different checks

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check how the covering is finished around each rooflight and upstand.

Leave it or get it looked at?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. Where a roof is exposed, as many are in small places like Crowhurst, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Flat and commercial roofs around Crowhurst

The coast is about 4 miles or less from Crowhurst, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For landlords with property near Crowhurst station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Historic houses such as Durhamford Manor, about 3.8 miles north, show how far back building around Crowhurst goes. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. Anyone responsible for a site like Crowhurst CofE Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Honest limits

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • A promise that the roof will not leak in future
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Hidden layers beneath the covering

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Your questions about flat roof surveys in Crowhurst

Do you cover smaller places like Crowhurst?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does being near the coast affect roofs in Crowhurst?

It can do. Within about 4 miles of the sea, as Crowhurst is, metal fixings wear faster and gales find any loose ridge or slate.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

How do you inspect a flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or drop us an email.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Watch the ceilings below the flat roof for stains
  • Note where water lies after a downpour
  • Keep outlets clear of leaves and moss
  • Ask contractors to protect the roof if they work on it

Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
