New roof snagging in Crowhurst

We report on what we see, with photos and clear descriptions. If there is a disagreement about the work, it is between you and your roofer or builder. Our report gives you an independent record to refer to. We don’t give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. If you’ve noticed offcuts and broken tiles left behind and loose flashings at walls or chimneys, a survey will tell you what’s going on, on loft conversions and dormers, new flat roofs and new-build homes alike.

In a village or hamlet like Crowhurst, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Questions from Crowhurst

Is the coastal weather around Crowhurst hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Crowhurst is within about 4 miles of the coast.

Does a conservation area affect roof work in Crowhurst?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How do I book a survey in Crowhurst?

Just ring 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Why get it checked now?

Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. Outbuildings and barns around Crowhurst are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Look for new stains after a downpour
  • Send the snagging report to your roofer
  • Look for marks or cracks left by the work
  • Check that gutters weren’t left full of offcuts

Keep the report with any warranty papers from your roofer. It’s a dated record of the roof at handover.

Don’t settle the final bill until the roof has been inspected if your contract allows it. It keeps the job open until it is right.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like Crowhurst needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. We send a photo-illustrated written report of each snag.

How to prepare

  • Let us know about parking near the property
  • If it is not your property yet, arrange access through the agent
  • Leave a clear route to the loft

Booking a survey

Advice

What new roof snagging does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof will leak in future
  • Deciding who is at fault in a disagreement
  • Parts of the roof we can’t see safely

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

What we look at

  • Flashings and valleys
  • Ridges and verges
  • Replacement roofs
  • New flat roofs
  • New-build homes
  • Loft conversions and dormers

Buying a home or a new roof in Crowhurst

Crowhurst lies within about 4 miles of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. The wider area around Crowhurst has a long history of building, with Durhamford Manor about 3.8 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For landlords with property near Crowhurst station, a written report helps before buying a rental or paying for a new roof on one. If you live in an older home near The Parish Church of St George, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
