About our roof leak investigation in Sidley

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from every safe vantage point. We survey the roof space, rooflights and dormers and flat roof details, and common reasons people get in touch are drips from nail tips in a cold loft and leaks below a flat extension roof.

In a smaller place like Sidley, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather often points to an exposed detail. Let us know when it happens when you get in touch. Gutters and downpipes on the exposed side are worth a look as well.

Where we can’t see part of the leaking roof, the report says so. You will know exactly what was inspected and what wasn’t.

Leave it or get it looked at?

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. On a bungalow or cottage around Sidley, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Roof leak investigations around Sidley

Sidley is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you let a flat or house near Bexhill station, a tenant living with a leak needs the cause found, not just the stain painted over. Living close to Egerton Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you own one of the older houses in the streets near Church of All Saints, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Sidley is about 1 mile north of Bexhill-on-Sea, in East Sussex. We provide roof leak investigations for homeowners, landlords and businesses in Sidley. Our East Sussex coverage includes Sidley and the places around it. You can also see our page for Brighton.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Water from pipes, tanks or heating systems
  • Putting the leak right
  • Whether rotten timbers meet design loads

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

What we check

  • Rooflights and dormers
  • Flat roof details
  • Slate and tile slopes
  • Chimney stacks
  • The roof space
  • Valleys and parapet gutters
  • Lead flashings

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.

How the survey works

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, most surveys take roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. A visit to Sidley is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we look at every likely route in.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. We email a report with photos, the likely entry point and recommendations.

Before the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Make sure pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Advice

Checking the roof from ground level

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Clear the loft hatch so we can get in
  • Don’t climb onto the roof to look
  • Keep a photo record of the damp patch
  • Let us know about any past repairs to the roof

We email the report to you, with photos of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Don’t block the vents at the eaves. Good airflow reduces condensation, and condensation is a common false alarm. Keep insulation clear of the eaves.

Questions from Sidley

Does being near the coast affect roofs in Sidley?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does a conservation area affect roof work in Sidley?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Which days do you carry out surveys?

Surveys run seven days a week. To arrange a date, call 07833 053749 or email us.

Is it a leak or condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.
