Flat roof survey in Shover's Green: what you get

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Typical surveys look at gaps at upstands and abutments and leaks around rooflights, across GRP fibreglass, mastic asphalt and upstands and outlets.

Somewhere as small as Shover's Green, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

How it works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. The survey usually takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around Shover's Green, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed

Roof by roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it’s cracking and how far it seems to extend.

Landlords, agents and block managers in Shover's Green

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Check the outlets after the leaves fall
  • Keep clear of rooflights and fragile roof sheets
  • Note where water lies after a downpour
  • Watch the ceilings below the flat roof for stains

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

What affects the cost of flat roof surveys

When we price a survey, we consider:

  • Building height and the viewpoints available
  • How big the roof is
  • Which survey package you book
  • The number of roofs, including extensions and garages

All our prices include VAT. Our price is from £150, including VAT. We confirm the exact price before booking.

What we need to know

You do not need to know any roofing terms. It’s enough to tell us:

  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Your timetable, such as an exchange date

Questions from Shover's Green

How do I find out if my home in Shover's Green is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover Shover's Green?

We do. The survey and report are the same in Shover's Green as anywhere else.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible.

Should I worry about standing water on my flat roof?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Can you tell me how long my flat roof will last?

A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Can you test old roof sheets for asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

How do you inspect a flat roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

Flat roof surveys in Shover's Green: local notes

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. About 1.6 miles north-west lies Wadhurst Castle, a reminder of how long the area around Shover's Green has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Take an older house close to Shover's Green Baptist Chapel: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
