Flat and commercial roofs around Cousley Wood

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Wadhurst Castle, about 1.6 miles south-west, is one of the historic houses in the wider area around Cousley Wood. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Uplands Community College will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Wadhurst station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Flat roof survey in Cousley Wood: what you get

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP frequently last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. If you’ve noticed loose or cracked edge trims and ponding water that doesn’t drain away, a survey will tell you what’s going on.

In a village or hamlet like Cousley Wood, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.

If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check the outlets after the leaves fall
  • Have the roof looked at again after a severe storm
  • Check from a window for ponding after heavy rain
  • Make sure new fixings through the roof are properly sealed

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Small defects are simpler to deal with while they’re still small. Prompt repairs tend to add years to a flat roof.

Cousley Wood: your questions answered

Do you cover smaller places like Cousley Wood?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you carry out roof surveys in Cousley Wood?

Yes, Cousley Wood is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Will you fly a drone over my roof?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Will the survey show why my flat roof is leaking?

The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Can you test old roof sheets for asbestos?

We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

When to book a survey in Cousley Wood

Water that does not drain sits on the roof and speeds up wear. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

It is worth booking a survey if you’ve seen:

  • Raised blisters across the surface
  • Signs of deflection in the roof deck
  • Blocked or damaged outlets
  • Edge trims that have lifted or split

For an older house near a landmark like Rehoboth Chapel, the joins between later flat roofs and the old walls are where problems usually start.

Questions to ask before you book

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which limits apply to the survey
  • What experience they bring
  • Whether the price includes VAT

What a roof survey includes

What we look for on each type of roof

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

What affects the cost of flat roof surveys

Not every roof costs the same to survey, and it comes down to:

  • The roof’s overall size
  • House, block, shop or office
  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

What we need to know

We will typically ask about:

  • The property’s address and postcode
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved

You can call us seven days a week. To book or ask a question, ring 07833 053749 or send us an email.

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about one to two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Cousley Wood, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • If it is not your property yet, arrange access through the agent
  • Point out any leaks or damp patches

Arrange a survey

A quick phone call is usually the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
