Pre-purchase roof surveys for Pell Green homes and businesses

Pre-purchase roof survey in Pell Green: what you get

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. Common reasons to book are patch repairs that may hide an ongoing problem and sagging ridge lines or uneven roof slopes, on lead flashings and valleys, flat-roofed extensions and dormers and the roof space.

Older buildings in small places like Pell Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Cottages and farmhouses around Pell Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Leave a clear route to the loft
  • For a flat or shared roof, check access with the freeholder or managing agent

Do you need a pre-purchase roof survey in Pell Green?

The fixings and underlay frequently fail before good slates or tiles do. Natural slate can last 100 years or more, but corroded nails let slates slip. It’s a frequent finding on older houses and easy to miss from ground level.

Look out for signs like these:

  • A ridge or slope that dips
  • Slates or tiles that have slipped or gone
  • Lead that has worked loose at a wall or chimney
  • Gutters choked with leaves and moss

If you live in an older home near Rehoboth Chapel, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before booking anyone

  • What exactly goes into their report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is in the quoted price
  • Whether the loft space is looked at, where there is one

What a roof survey includes

Roof by roof

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If the home you are buying has one, that gutter and its outlet get a careful look.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Anything beyond the roof, which a full home survey covers
  • Asbestos testing of any kind
  • A structural engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Natural slate
  • The roof space
  • Lead flashings and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Buying a home or a new roof in Pell Green

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Wadhurst Castle, about 0.9 miles south-west, is one of the historic houses in the wider area around Pell Green. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. If you own a rental within reach of Wadhurst station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Pell Green is about 6 miles south-east of Royal Tunbridge Wells, in East Sussex. In Pell Green, as across East Sussex, every roof gets the same careful survey. We cover towns and villages across East Sussex. There is also a page for Maidstone.
