Roof leak investigation in Newbury's, East Sussex
Tracing where water is getting into your roof in Newbury's, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Wet patches high on an inside wall
- Damp patches next to the stack
- Water through the ceiling under a flat roof
Roof leak investigation in Newbury's: what you get
We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We are often asked to look into leaks that appear only in driving rain and drips from nail tips in a cold loft, on chimney stacks, slate and tile slopes and rooflights and dormers.
In a village or hamlet like Newbury's, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a roof leak investigation doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Defects hidden under coverings or inside walls without opening up
- Leaks from plumbing, tanks or pipework rather than the roof
- Putting the leak right
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.
What we look at
- Slate and tile slopes
- Rooflights and dormers
- Valleys and parapet gutters
- Flat roof details
- Lead flashings
- The roof space
- Chimney stacks
What we look for on each type of roof
Valleys
Stains from a valley leak frequently show some distance off. From inside the loft space, we follow the water’s route back.
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.
Roof leak investigations around Newbury's
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in. Wadhurst Castle, about 1.5 miles south-west, is one of the historic houses in the wider area around Newbury's. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you look after a building like Uplands Community College, tracing a leak on a big roof starts with where the water appears and works back. For an older house near a landmark such as Rehoboth Chapel, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
Newbury's is about 5 miles south-east of Royal Tunbridge Wells, in East Sussex. Houses, flats, blocks and commercial buildings in Newbury's can all book roof leak investigations, with a written report and photographs every time. How the survey works
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes an hour or two, more where the leak is intermittent or the roof is large. Somewhere as small as Newbury's, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You get in touch with details of the leak and any photos.
- Inside, we check the damp area and the loft space above it.
- Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
- Where it helps, we take moisture readings and use thermal imaging.
- Your report sets out where the water is most likely getting in, with photos and recommendations.

Tips that help
From years of surveys, a few habits stand out as worth the effort:
- Do not climb onto the roof to look
- Check whether pipes or tanks run near the stain
- Note the weather when the leak shows
- Move stored items away from the hatch
Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.
Keep the loft space ventilated. Good airflow reduces condensation, which is often mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.
Do you need a roof leak investigation in Newbury's?
Valleys carry a lot of water. Split linings, slipped valley tiles or debris can send that water under the coverings. Leaks from valleys often show up some distance away inside.
We’re frequently asked to look at:
- Damp patches next to the stack
- Damp walls below an overflowing gutter
- Water that shows only in certain storms
- Drips in the loft during heavy rain
Landlords with a home close to Wadhurst station may find that tracing a leak quickly matters when a tenant is living with it.
Choosing a roof surveyor
- What insurance they carry
- What experience they bring
- When you will get the report
- Which parts of the roof they’ll actually see
Newbury's questions
Is my home in Newbury's listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Newbury's in the area you cover?
Yes, Newbury's is one of the places we work. The survey and report are the same in Newbury's as anywhere else.
Will you definitely find the leak?
We can’t promise to find every leak on one visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
What will the report tell me?
Written findings with photographs, covering the condition of the leaking roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Why it is worth a survey now in Newbury's
A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching and have an electrician check it. Finding where the water is getting in should follow straight away. Older cottages and farmhouses around Newbury's can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof leak investigation starts from £150, including VAT.
