Electronic leak detection in Newbury's

Electronic leak detection in Newbury's

ELD finds breaches in the membrane, not every cause of water getting in. Leaks from walls, copings, rooflights or pipes need other checks. We’ll tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. We’ll point you to the likely next step. If you are worried about stains far from any visible defect and punctures from foot traffic or tools, a survey will tell you what’s going on.

In a small place like Newbury's, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report records the flat roof membrane as we found it on the day. That makes it useful now and a handy reference later.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Your questions about electronic leak detection in Newbury's

Is Newbury's within the area you cover?

Yes, Newbury's is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you carry out roof surveys in Newbury's?

Yes. Our area covers London and South East England, and Newbury's is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

How much time does ELD need?

It depends on the size of the roof and its build-up. We’ll give you an idea when we quote.

How the survey changes by roof type

Bituminous membranes

ELD is frequently possible on bituminous membranes, depending on what’s below.

Liquid-applied waterproofing

What lies under a liquid coating decides if ELD will work.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Keep a note of leaks after rain
  • Test new membranes before covering them
  • Do not leave water getting in
  • Make sure trades protect the waterproofing

If water has been getting in, insulation under the membrane may be wet. That is something to discuss with your roofer and other checks can help judge it.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

How we price electronic leak detection

A few things affect what a survey costs:

  • Roof area
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings
  • Extra roofs, like extensions, dormers or garages

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your roof before booking.

Booking your survey

When you call or email, these details help:

  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any deadline, like an exchange date
  • The reason for the survey, such as buying, a leak or storm damage

To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

How the survey works

The visit has one job: to look at the flat roof membrane as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes a length of time set by the size of the roof and how it’s built, which we set out in the quote. For a village or hamlet like Newbury's, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. The breaches are recorded with photographs in a report for your roofer.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • If you’re buying, check with the agent that we can get in
  • Find any records of previous roof work

Electronic leak detection around Newbury's

With Wadhurst Castle about 1.5 miles south-west, Newbury's sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For an older house near a landmark such as Rehoboth Chapel, the joins between later flat roofs and the old walls are where problems usually start. Landlords with a home close to Wadhurst station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building like Uplands Community College, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.
