About our chimney survey in Pell Green

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photos and our recommendations. If you are worried about damaged chimney pots and cowls and damp on a chimney breast inside, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Pell Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Have brackets on the chimney checked
  • Look at the chimneys with binoculars after a storm
  • Have the flue swept and checked if you use the fire
  • Ask about consent before removing a chimney on an older property

Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Different roofs, different checks

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photographs.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

What we do, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Rural addresses near Pell Green can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Mention any parking restrictions on your street
  • Find any records of previous roof work
  • For a flat or shared roof, check access with whoever owns or manages the building

Booking a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Advice

Common questions in Pell Green

Is Pell Green within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Wadhurst station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you need to go on the roof to check the chimney?

Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What do you check on a chimney?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

Surveys for landlords and agents in Pell Green

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Roofs, chimneys and gutters in Pell Green

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. About 0.9 miles south-west lies Wadhurst Castle, a reminder of how long the area around Pell Green has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like Rehoboth Chapel are frequently among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Wadhurst CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Signs you need a chimney survey in Pell Green

Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

We are often asked to look at:

  • Damaged chimney pots and cowls
  • Cracked or missing flaunching
  • Spalled or crumbling bricks
  • Worn or missing pointing

If you let a flat or house near Wadhurst station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • Whether you can ask questions once you have the report
  • Whether any drone flown is registered with the CAA
  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see
