How a chimney survey works in Staplecross

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a report with photographs and our recommendations. If you are worried about signs that a stack is leaning and gaps where the stack meets the roof, a survey will tell you what’s going on.

In a village or hamlet like Staplecross, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How it works

The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two at a house, as part of a look at the roof around the stack. Somewhere as small as Staplecross, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Getting ready for the survey

  • For flats, make sure roof access has been agreed

What affects the cost of chimney surveys

All our prices include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone

Every price we give includes VAT, and the written report is part of the package. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

If you can, have these to hand when you contact us:

  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email with the address and the days you’d prefer.

Leave it or get it looked at?

Most people never get a close look at their chimney stacks. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Where a roof is exposed, as many are in small places like Staplecross, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Chimney survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether a gas appliance or its flue is safe
  • Areas we can’t view from safe positions
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

What a chimney survey looks like in Staplecross

Historic houses like Durhamford Manor, about 2.4 miles south, show how far back building in the area around Staplecross goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own one of the older houses in the streets near St Marks Staplecross, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Robertsbridge station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Staplecross Methodist Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Staplecross is about 7 miles north of Hastings, in East Sussex. Whether the building in Staplecross is a house, a flat or a commercial unit, we can survey the roof. Our area takes in places right across East Sussex. We also survey roofs in Maidstone.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We record their condition with photos.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.

FAQs for Staplecross

Does a conservation area affect roof work in Staplecross?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can a landlord with a rental near Robertsbridge station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you work in Staplecross?

Yes. Our area covers London and South East England, Staplecross included.

Is a leaning chimney dangerous?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

How can you see the top of the stack?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where applicable. If part of a stack cannot be seen, the report says so.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
