Chimney surveys for homes and businesses in Sedlescombe

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and our recommendations. We survey lead flashings, chimney breasts and flaunching, and the problems we’re asked to look at most are loose, cracked or missing pots and worn or missing pointing.

In a small place like Sedlescombe, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Prices for chimney surveys in Sedlescombe

Prices vary from roof to roof, for these reasons:

  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for the job before booking.

Helping us price your survey

These details help when you contact us:

  • The property’s address and postcode
  • Your timetable, such as an exchange date
  • Any photos you have, taken from ground level or a window
  • How the loft is reached, if there is one

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

Why it is worth a survey now in Sedlescombe

Most people never get a close look at their chimney stacks. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. For an older or listed building in a place like Sedlescombe, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Why book with us

What happens on the day

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Sedlescombe often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

How to prepare

  • Jot down any questions you want answered
  • Leave a clear route to the loft
  • For a flat or shared roof, check access with whoever owns or manages the building

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Tips that help

A little preparation and a few simple habits help. Our tips:

  • Check fixings on the stack are secure
  • Check your stacks from ground level after strong winds
  • Find out whether changes to a stack need permission
  • Check that disused chimneys can still breathe

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.

Chimney surveys in Sedlescombe: local notes

With Durhamford Manor about 0.7 miles north-west, Sedlescombe sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of Battle station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building like Sedlescombe CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near The Parish Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Sedlescombe: your questions answered

Do you survey roofs for landlords with property near Battle station?

Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.

Do you cover smaller places like Sedlescombe?

Yes, Sedlescombe is on our map. A small place gets exactly the same survey as a big one.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is it a problem to have an unused chimney?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can decide with a builder what to do.

How long will you be at the property?

Most surveys take between one and two hours for most homes, a little longer where there are several stacks. We will confirm the timing when you book.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What we look for on each type of roof

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.
