Cock Marling Chimney Survey
Need a chimney survey in Cock Marling? We can help, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Loose, cracked or missing pots
- Eroded joints in the brickwork
- Gaps in the mortar around the pots
Before and after the survey
You don’t need to be a roofer to help. Here’s what helps most:
- Check your stacks from the ground after strong winds
- Photograph damp patches with the date
- Never climb onto the roof to look at a chimney
- Ask about consent before removing a chimney on an older property
With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on from the viewpoints we used.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
Chimney survey in Cock Marling: what you get
A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. We survey chimney pots and cowls, shared and party-wall stacks and brick chimney stacks, and people most frequently book us about gaps where the stack meets the roof and flaunching that has broken away.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

FAQs for Cock Marling
I let a flat near Winchelsea station. Can you check the roof?
Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.
Is the coastal weather around Cock Marling hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
What’s the best way to book?
It’s easiest to phone 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll point you to the right survey. Surveys run on any day of the week.
Do you inspect shared chimneys?
Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
How much is a survey?
Chimney survey starts from £150, including VAT. You’ll know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or drop us an email.
Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
What we look for on each type of roof
Brick stacks
Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
Flaunching
Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.
Checking the roof from ground level
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
How it works
We do not take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take an hour or two for most homes, a little longer where there are several stacks. Around Cock Marling, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.
Before the survey
- Let us know about parking near the property
- Make sure pets are kept safely away
- Point out any leaks or damp patches

Related advice
What a chimney survey looks like in Cock Marling
Cock Marling is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. With Lamb House about 2.5 miles east, Cock Marling sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Winchelsea station may find that the gap between tenancies is a good time to have the roof looked at.

When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- Hidden sides of a shared stack
- Conditions inside walls
- Whether a stack needs rebuilding on structural grounds
