Chimney survey in Wellbrook

A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. Typical surveys look at mortar washing out of the joints and signs that a stack is leaning, on flaunching, shared and party-wall stacks and lead flashings.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours at a house, as part of a look at the roof around the stack. In a small place like Wellbrook, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Make sure we can get to the back of the property
  • Keep pets inside or away from the areas we’re looking at
  • Show us where any leaks or stains appear

Related advice

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

Wellbrook homes and their roofs

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Crowborough station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings like Mayfield Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church like Church of St. Dunstan are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Landlord and commercial surveys in Wellbrook

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Useful tips for Wellbrook property owners

Most of what helps is simple and safe from ground level. A few suggestions:

  • Never climb onto the roof to look at a chimney
  • Have brackets on the chimney checked
  • Use the report as a baseline for future checks
  • Glance at the stacks from the street now and then

Where another specialist is needed, like a structural engineer or sweep, we explain why. It gives them a clear starting point.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Roof by roof

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. A structural engineer should confirm whether it is adequate.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.

Common questions in Wellbrook

Is my home in Wellbrook listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can a landlord with a rental near Crowborough station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Can you find out why my chimney breast is damp?

Normally it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping, and record what we find.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years.

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • Flue inspections or sweeping
  • Checks on boilers, fires or their flues
  • Whether a stack needs rebuilding on structural grounds

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. What a survey covers and doesn’t.
