Chimney survey in Woolbridge

Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. If you’ve noticed damaged chimney pots and cowls and mortar washing out of the joints, we can find out what’s behind it.

In a small place like Woolbridge, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How the survey changes by roof type

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.

Rendered stacks

A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Rural addresses near Woolbridge can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • For a flat or shared roof, check access with the building owner or managing agent
  • Dig out any old roof reports or invoices
  • If you’re buying, check with the agent that we can get in

FAQs for Woolbridge

Does a conservation area affect roof work in Woolbridge?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Woolbridge?

Yes, Woolbridge is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Which parts of the chimney do you look at?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. Everything is written up with photos.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

Should I worry about a leaning stack?

Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photographs, and a structural engineer can assess whether it needs work.

Can you find out why my chimney breast is damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What affects the cost of chimney surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • When you need the report by
  • What kind of property and roof it is
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work

You can call us seven days a week. To book or ask a question, ring 07833 053749 or send us an email.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Use the report as a baseline for future checks
  • Ask about consent before removing a chimney on an older property
  • Look at the chimneys with binoculars after a storm
  • Photograph damp patches with the date

Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

What a chimney survey looks like in Woolbridge

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Anyone responsible for a site like Mayfield Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St. Dunstan, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Crowborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What a chimney survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden damage within the stack
  • Whether a stack needs rebuilding on structural grounds
  • Checks on boilers, fires or their flues
