Mayfield questions

I let a flat near Crowborough station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or email us and let us know about the building, including who will give access on the day.

Does a conservation area affect roof work in Mayfield?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What happens after the survey?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

Will you go up on the roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you cover Mayfield for chimney surveys?

Yes. We survey roofs across London and South East England, Mayfield included.

Chimney surveys for homes and businesses in Mayfield

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. If you’ve noticed flashings pulling away from the stack and signs that a stack is leaning, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Landlords, agents and building managers in Mayfield and across East Sussex can book any of our surveys. To discuss a property or a block, ring 07833 053749 or drop us an email.

Can I check my roof myself?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

How the survey changes by roof type

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Poor capping can lead to damp inside the stack.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Mayfield homes and their roofs

Wadhurst Castle, about 4.3 miles north-east, is one of the historic houses in the wider area around Mayfield. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Crowborough station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Mayfield Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Mayfield is about 5 miles south-east of Crowborough, in East Sussex. We visit Mayfield as part of our work across East Sussex, for houses, flats and commercial buildings. Mayfield is one of the towns and villages in East Sussex where we work. There is also a page for Crawley.

What we are asked to look at in Mayfield

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

A survey makes sense if you’ve noticed:

  • A stack that appears to lean
  • Loose, cracked or missing pots
  • Bricks with flaking faces
  • Redundant stacks capped without ventilation

If you live in an older home near Church of St. Dunstan, its chimney, valleys and lead work are likely to be the parts that need attention first.

What’s in a roof survey

The survey, step by step

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes about one to two hours at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Mayfield often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Find any records of previous roof work
  • Let us know about any leaks, stains or damp patches you know of
  • If you are buying, check with the agent that we can get in

Advice

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Ask about consent before removing a chimney on an older property
  • Keep the report to compare against at the next survey
  • Photograph damp patches with the date
  • Check that disused chimneys can still breathe

Where another specialist is needed, like a structural engineer or sweep, we explain why. That helps you brief them.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
