Landlord roof surveys for homes and businesses in Mayfield

Our landlord and block roof surveys cover Mayfield and the rest of London and South East England. A visit typically takes about one to two hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can safely be seen, and by drone where it’s applicable. A written report with photos follows. Typical surveys look at splits and blisters in flat roof coverings and cracked or leaning shared chimneys, on blocks of flats, shared roofs and flat roofs on blocks.

Somewhere as small as Mayfield, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours for a house, and longer for a block or a building with several roofs. Older rural homes like those around Mayfield can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Check we can get to the back of the property
  • Dig out any old roof reports or invoices
  • Show us where any leaks or stains appear

Why act early in Mayfield

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Older and listed buildings around Mayfield may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Roof by roof

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. We record what we see.

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded as far as safe access allows.

Mayfield: your questions answered

Is my home in Mayfield listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Mayfield?

Yes, Mayfield is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you survey roofs shared between flats?

Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs aren’t included but it gives contractors a clear brief.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Who normally books a landlord or block roof survey?

Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Owners in a shared building book it too.

Do you advise on who is responsible under the lease?

No. Who pays is normally set by the lease, and that is a legal question. What we provide is a clear record of the roof’s condition that everyone can refer to.

What we’re asked to look at in Mayfield

Shared roofs can fall between owners. Everyone may think someone else is responsible and work gets delayed. A condition report gives everyone the same starting point.

A survey can pick up problems like:

  • Standing water on a flat roof
  • Damp or stains in top-floor flats
  • Failed flashings at walls and chimneys
  • Gutters overflowing onto walls

For landlords with property near Crowborough station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Whether the price includes VAT
  • Will they check the loft as well as the outside?
  • What the report includes, and whether it has photographs

What’s in a roof survey

What we cannot see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Legal advice on leases or service charges
  • A full structural assessment of the building

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

Roofs, chimneys and gutters in Mayfield

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Wadhurst Castle, about 4.3 miles north-east, is one of the historic houses in the wider area around Mayfield. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take an older house close to Church of St. Dunstan: its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Mayfield Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
