Chimney survey in Cross in Hand: what you get

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. Typical surveys look at a stack that appears to lean and worn or missing pointing, across chimney breasts, chimney pots and cowls and shared and party-wall stacks.

Older buildings in small places like Cross in Hand may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Do you need a chimney survey in Cross in Hand?

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Most people get in touch when they’ve noticed something like this:

  • A stack that appears to lean
  • Damp on a chimney breast inside
  • Loose, cracked or missing pots
  • Flaunching that has broken away

If you live near a park such as Passingworth Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What a roof survey includes

How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. Around Cross in Hand, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors
  • For a flat or shared roof, check access with the building owner or managing agent

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Checks on boilers, fires or their flues
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Flue inspections or sweeping

FAQs for Cross in Hand

I let a flat near Buxted station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does a conservation area affect roof work in Cross in Hand?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Is a leaning chimney dangerous?

Do not ignore it. Leaning frequently comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can assess whether it needs work.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Why get it checked now?

Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Where a roof is exposed, as many are in small places like Cross in Hand, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We will tell you which package suits the questions you have.

Cross in Hand homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Cross-in-Hand Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as St Bartholomew are frequently among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
