Chimney surveys for homes and businesses in Warbleton

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. If you’re worried about damp on a chimney breast inside and a stack that appears to lean, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Warbleton, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Warbleton: your questions answered

Is my home in Warbleton listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Warbleton within the area you cover?

Yes. Warbleton is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How do I arrange a chimney survey in Warbleton?

To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

Should a redundant chimney be removed?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

What do I do with the report?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Keep track of stains on chimney breasts
  • File photos of the stacks with your home records
  • Ask for ventilated caps on redundant stacks
  • Have brackets on the chimney checked

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Look at your chimneys from ground level now and then, particularly after strong winds. With binoculars, you can frequently see cracked flaunching or lifted lead.

When you need someone else

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Flue inspections or sweeping
  • A structural engineer’s assessment
  • What’s inside the brickwork or behind render, without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

What we check

  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Lead flashings

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos, emailed to you. On timing, it typically takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Around Warbleton, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photographs and recommendations, is emailed to you.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Buyers: confirm access with the estate agent or seller
  • Note where any stains or damp appear

Advice

Why it’s worth a survey now in Warbleton

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. In a small place like Warbleton, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Chimney surveys in Warbleton: local notes

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Historic houses like Horselunges Manor, about 4 miles south, show how far back building in the area around Warbleton goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like The Parish Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Heathfield Community College will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

What we look for on each type of roof

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It’s typically a modest repair when it is caught early.

Rendered stacks

We cannot see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.
