Local roofs in Jevington

Jevington is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Historic houses such as Alfriston Clergy House, about 2.7 miles west, show how far back building in the area around Jevington goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark such as The Parish Church of St Andrew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Polegate station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Willingdon Community School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Jevington is about 3 miles west of Eastbourne, in East Sussex. Jevington gets the same service as everywhere else we work: a proper look at everything that’s safely in view, photographs and a clear written report. Our East Sussex coverage includes Jevington. About our chimney survey in Jevington

A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. Common reasons to book are eroded joints in the brickwork and damaged chimney pots and cowls, across flaunching, brick chimney stacks and chimney breasts.

Older buildings in small places like Jevington may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

A few things affect what a survey costs:

  • Building height and the viewpoints available

What we look for on each type of roof

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It is normally a modest repair when it’s caught early.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.

Honest limits

A survey is a proper look at the chimney stack, but it can’t do everything. The main limits are:

  • Hidden sides of a shared stack
  • Structural calculations for a leaning stack
  • Gas safety checks, which need a Gas Safe registered engineer

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

Questions from Jevington

Do you survey roofs for landlords with property near Polegate station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is the coastal weather around Jevington hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

What will the report tell me?

Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do you work in Jevington?

Yes. We cover Jevington and the rest of East Sussex, as part of our work across London and the South East. To book, ring 07833 053749 or drop us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How long will you be at the property?

It usually takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. The report follows by email.

Rented homes, blocks and businesses

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or send us an email with the addresses.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Somewhere like Jevington needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photos and recommendations and emailed to you.

Getting ready for the survey

Useful tips for Jevington property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Make sure fixings on the stack are secure
  • Have the flue swept and checked if you use the fire
  • Check your stacks from the ground after strong winds
  • Leave close inspection to people with safe access

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
