Why it’s worth a survey now in Hartfield

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. Where a roof is exposed, as many are in small places like Hartfield, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Why book us in Hartfield

How a chimney survey works in Hartfield

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photos. If you’ve noticed flaunching that has broken away and a chimney out of line, we can find out what’s behind it, on lead flashings, chimney breasts and brick chimney stacks alike.

Older buildings in small places like Hartfield may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Local roofs in Hartfield

With Bassetts Manor about 1.5 miles north-west, Hartfield sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Ashurst Kent station, a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as The Parish Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Hartfield is about 4 miles north-west of Crowborough, in East Sussex. Roofs in Hartfield get the same thorough look as anywhere else in East Sussex. Across East Sussex, we cover Hartfield and the places around it. There’s also a page for Crawley.

We cover every part of TN7 for chimney surveys. Whether your property is on High Street, Church Street and Rectory Field or anywhere close by, we can survey it. If you are just outside Hartfield, we cover Balls Green (1 mile east), Teasley Mead (3 miles north-east), Ashurst (3 miles north-east), Groombridge (3 miles east) and Stone Cross (3 miles north-east). We also work in nearby towns such as Crowborough (4 miles south-east), Uckfield (9 miles south), Heathfield (11 miles south-east), Wadhurst (10 miles east), Ridgewood (10 miles south) and Ringmer (15 miles south).

Around Hartfield

We work in homes and buildings around The Anchor Inn, among other places. Hartfield’s nearest station is Ashurst Kent station, about 2.6 miles north-east of the centre. Nearby you’ll also find Crowborough War Memorial Hospital (4 miles south-east) and Bolebroke Castle (1.3 miles north). For a walk, there is Broadwater Warren RSPB Reserve.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.

What a chimney survey does not cover

In fairness, a roof survey has limits:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Conditions inside walls
  • Whether a stack needs rebuilding on structural grounds

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Flaunching
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Lead flashings
  • Brick chimney stacks

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere like Hartfield needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch
  • Jot down any questions you want answered

Advice

Signs you need a chimney survey in Hartfield

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.

It is worth booking a survey if you’ve seen:

  • A chimney out of line
  • Cracked or missing flaunching
  • Lifted or split lead flashings
  • Redundant stacks capped without ventilation

For site and facilities teams at buildings such as St Mary the Virgin Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before booking

  • Whether the price includes VAT
  • Their drone registration, if they fly one
  • What they will not be able to tell you
  • How soon the report will arrive

What a roof survey includes

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • The height of the building and how the roof can safely be seen
  • Any need for thermal images or a drone flight
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

What to let us know when you get in touch

You do not need to know any roofing terms. It’s enough to tell us:

  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat
  • Your timetable, such as an exchange date
  • The property’s address and postcode

Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Hartfield: your questions answered

Do you survey roofs for landlords with property near Ashurst Kent station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.

Will you come out to Hartfield?

Yes, Hartfield is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long will you be at the property?

Time on site depends on the roof; most visits take between one and two hours at a house, as part of a look at the roof around the stack. The report is sent afterwards by email.

Should a redundant chimney be removed?

There is no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.
