Chimney surveys for Hollingrove homes and businesses

Tips from our surveys

These tips come from what we see on roofs every week:

  • Look at the chimneys with binoculars after a storm
  • Use the report as a baseline for future checks
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Do not use a ladder to reach the stack yourself

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Check fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

How a chimney survey works in Hollingrove

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. If you’re worried about damp patches on chimney breasts and signs that a stack is leaning, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Hollingrove may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your survey before booking.

Helping us price your survey

You do not need to know any roofing terms. It’s enough to tell us:

  • Access details, like a loft hatch or a shared roof
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Chimney surveys around Hollingrove

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.2 miles north-west lies Bateman's, a reminder of how long the area around Hollingrove has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Robertsbridge station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Hollingrove is about 8 miles north of Bexhill-on-Sea, in East Sussex. Hollingrove is one of many places we visit across East Sussex, for homes and businesses alike. Our area takes in places right across East Sussex. Maidstone is in our area too.

Common questions in Hollingrove

Is my home in Hollingrove listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Hollingrove?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Will you check the loft?

Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

How long is the visit?

Most surveys take about 1–2 hours at a typical home, and about three to four hours for a commercial roof. We’ll confirm the timing as you book.

Honest limits

A survey is a close look at the chimney stack, but it cannot do everything. Its limits include:

  • Flue inspections or sweeping
  • What’s inside the brickwork or behind render, without opening up
  • Areas we can’t view from safe positions

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we look at

  • Flaunching
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls

Do you need a chimney survey in Hollingrove?

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.

Problems we come across often include:

  • Spalled or crumbling bricks
  • Lifted or split lead flashings
  • Flaunching that has broken away
  • Damaged chimney pots and cowls

Take an older house close to The Parish Church of St Thomas A Becket: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • What insurance they carry
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?

What’s in a roof survey

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. Most surveys take roughly 1–2 hours for most homes, a little longer where there are several stacks. In a hamlet or village like Hollingrove, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

How to prepare

  • Make sure we can get to the back of the property
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

How to book

We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or send us an email.
